Second phase of units at Bristol’s Horizon 38 is released

Horizon38-Gunits

Demand for units in phase two of north Bristol’s Horizon 38 scheme, one of the biggest mixed-use redevelopment projects in the country, is gaining momentum.

Ten new employment units have now been released and are ready for letting. Such is the demand for high quality units like these, early, pre-completion marketing has seen 30% of the units go under offer already, to a mix of local and national businesses.

Aimed at medium-sized companies across all manufacturing and logistics sectors seeking a high-quality base, this is the latest phase of development in Filton by St Francis Group and iSec. Individual units in the two terraces range in size from 4,500 sq ft to 7,400 sq ft and can be combined to form larger units if required.

The high-specification units, all with allocated customer parking, provide businesses with great profile, located close to the scheme’s anchor occupier, Selco Builders Warehouse, opening this May.

The project complements the bigger logistics and factory units available at the scheme, which range from 21,500 sq ft to 115,600 sq ft. New occupiers at Horizon 38 include Urban Village Resorts developing a 153-bed hotel, which is under construction on the A38, and a proposed seven-acre car supermarket fronting Gloucester Road.

Paul Hobbs at GVA in Bristol, joint letting agent with JLL on the Horizon 38 scheme, comments, “These are the first new speculative, flexible space business units to be built in north Bristol during the last 20 years.

“Much of the traditional industrial stock in north Bristol has been within the residential areas and pressure for both brownfield housing development and more efficient 24/7 use has pushed occupiers out as far as Avonmouth to find employment space.

“Horizon 38 provides an accessible business location but also offers staff an attractive mix of easy travel to work options including the new Metrobus, leisure options in close proximity at Cribbs Causeway, and significant housing development nearby to accommodate flexible staff working patterns. Horizon38 sets the new standard for commercial space in the city.”
